One of them is putin doesn’t have cards to play anymore. So he may be trying to end the conflict with whatever bargaining power he still has, if he ends it later lets say one year from now, he will likely be in a even worse position than now. So it may be better to cut your losses now than later

Makes perfect sense to me. Russia is very clearly months from national crisis and on top of that Ukraines stated intention is to take their casualty rate from unsustainable to catastrophic.
If Putin can’t find a way out now he knows he is done. Course its been blindingly obvious he is done no matter what for at least a year to any outsider.
