For newly built/in building phase that also sounds around city center prices or a bit lower.
Farther away 1.6-2K is more close to the reality that I’ve seen.

There might be affordable housing in Armenia only if you come from abroad and buy/rent here, otherwise there’s absolutely nothing affordable for an average person in Armenia.

This seems wildly incorrect.
Source – I am from Armenia and live in Chile for the past few years. Homes in Chile are at least 2x more expensive (while there are cheaper homes in some areas, you definitely don’t want to be there), and the annual incomeshown here is closer to the minimum wage. ~$600/month.
2800 per Square meter in Armenia is also ridiculous.

There are plenty of houses for sale in Lori for example for $20,000 and some closer to $10,000.
You can buy house or flat in Yerevan for 1000 per sq.m. or less. Source – list.am

Absolute least income, minimum wage, in Turkiye is 7500 usd yearly as of today. Real inafforability comes from inflation since you can not basically get any loan for a house with interest of %60.
