Nach Angaben des Ministers, wie in diesem erläutert ArtikelEs ist unfair, die Gewinne von der Miete für Menschen, die die zweite oder dritte Wohnung gekauft haben, um zu vermieten, negativ beeinflussen, da es die Regierungsrichtlinie für Menschen war, mehr Wohnungen zu kaufen. Aber nach ihnen ist es nicht unfair, dass sie auf diese Weise Immobilienpreise für junge Käufer aufgeblasen haben.
Käufer von Mietwohnungen sind hauptsächlich die ältere Generation, die genügend Einsparungen erzielte, um einen anständigen und stabilen Ruhestand zu haben, oder Personen, die anständige Einsparungen hatten. Daher haben ältere Generationen jetzt Mieteinkommen und Rente, während es jüngeren Menschen schwerer fällt, ein Haus zu kaufen, und keine Garantie für eine Rente (während sie dennoch NI bezahlt und an eine private Rente denken muss).
Dann haben wir einen weiteren Minister, der sich über eine niedrige Fruchtbarkeitsrate beklagt (was auch von jungen Paaren betroffen ist, die länger zum Kauf und Umzug in ihr erstes Zuhause sind), was vorschlägt, Steuergelder auf das Problem zu werfen, von dem alle jungen Menschen sonst profitieren könnten. So verlieren jüngere Generationen im Wesentlichen von der Situation von jeder Seite.
Bin ich der einzige, der die Ungerechtigkeit in diesem Argument sieht?

Prices were inflated because of greed and a large influx of foreigners which further promoted buy to rent. This influx of foreigners was due to foreign government policy, where barriers to enter the country were relaxed compared to other EU countries.
Some foreigners have applied here with the intention to enter EU territory and then leave Malta for other EU countries.
Of course, a large quantity were retained.

Answer : Yup pretty much.
The ugly truth is nowadays more then before, you have 3 options really when it comes to buying property.
1: Be born rich = this doesn’t effect you at all.
2: Work your ass off and still have to take out a loan that you will spend the rest of your life paying.
3: Have mummy and daddy chip in when buying the house/apartment so you only have half the burden of option 2. (or what ever percentage is added to the amount that determines the split)
There are other’s like:
A: starting your own business – and actually turn it into a profitable venture in 3 – 6 years.
B: Win the lottery – statistically unlikely, but hey if you don’t play you can’t win right?
C: Side hustles like stocks or just another hobby turned into another stream of income.
Moral of the story and not to be all doom and gloom…..
People that where in their 20s and 30s in the 60s and 70s, which isn’t too long ago where in a „golden era“ of sorts.
For these people buying or building a property and sometimes even buying multiple depending on how well you did, was way easier.
When compared with the same amount of „effort“ and skin in the game today, its laughable and not even close.
Quick history lesson:
After WW2 especially in the US their own GOV actually invested in their own population and gave them free education (yes i know shocker) which meant as a whole the country’s people could rise up together. It’s not really achievable today and the evidence speaks for itself when that country decided to turn into the most brutal form of capitalism there is – short term profits above everything else.

If anyone says that this shit can’t or hasn’t happened yet in a country like Malta….look around prices have gone up everywhere around the world.
If you ain’t a part of the IN-GROUP that can bend or break all the rules for personal gain then good luck. Or else start making new friends in high places I guess.
Lastly some advice, for your own sanity and overall success moving forward, take a deep breath.
Yes unfortunately this is the reality we all live in today, all you can do is educate yourself as much as possible which will give you better odds at success in what ever you decide to do to make owning a home a reality.
