Ich habe 4 Jahre lang eine Wohnung zur Miete gewohnt und wir werden nun im August ausziehen.
Der Vermieter kam und nannte einige Schäden, die er beheben möchte.
Eines davon betrifft eine Bodenplatte, die durch Wasser beschädigt wurde (ja, unsere Schuld). Wir haben von einer Firma ein Angebot dazu eingeholt und sie sagten, sie müssten den gesamten Küchen-/Wohnzimmerboden ersetzen, wenn wir ihn reparieren lassen wollten, was mehr als 20.000 NOK kosten würde.
Die Frage ist, ob das vernünftig ist. Da der Wasserschaden nur einen SEHR kleinen Bereich betrifft, glaube ich nicht, dass wir deswegen für den GANZEN Bodenwechsel bezahlen sollten.

Reasonable use damage over 4 years, shouldn’t be your problem to pay but god knows what Norwegians like to make up. I can’t help you on the law side but I am on your side. In my country it wouldn’t be my problem as it’s reasonable damage in 4 years of rent
You can replace individual boards, cheap, aslong as The underfloor and padding underneath is ok. Take of The «list» on The bottom of The wall and take out The boards untill you Get to The damaged ones
You’re absolutely right, of course.
If the damage is just, or mostly, cosmetic, it makes no sense that you should pay for this. I mean, you’ve been living there just fine. You didn’t fall through the floor, and neither will the next tenants. It doesn’t look as good, and it might creak a bit, but 20k is ludicrous. Landlords can’t expect their apartments to look the same after 4 years of wear and tear.
There could be other, cheaper ways of mitigating the damage that makes it as good as it will be, but it’s hard to tell from the picture.
If you need help with a formal statement to the landlord, I recommend joining Leieboerforeningen (tenants‘ association). It’s cheap, you can get good legal advice immediately after joining.

Is it just the scratches? That has to be considered normal wear and tear I would hope. Maybe the picture is not conveying more serious damage, is it bubbled up or something?
