Für mein Studium in Brüssel habe ich ein Studio gefunden und die Vermieterin hat darum gebeten, dass die Kaution auf ihr Privatkonto überwiesen wird. Ich habe es nachgeschlagen und es scheint illegal zu sein, das zu tun. Ich schlug E-Depo vor, aber sie zog es dennoch vor, dass es auf ihr Konto überwiesen würde, da sie diese Praxis bei ausländischen Studenten nutzt.
Alles andere, was sie betrifft, ist ein grünes Zeichen und ich möchte wissen, ob ich so weitermachen kann, oder ist die Einzahlungssituation ein ernstes Problem?

Most certainly not. A deposit is posted in a bank account on YOUR name (and only your name), which is locked, and requires the signature of both you and the landlord to be liberated again. Interests from that account are yours.
Never, ever, EVER pay a deposit on an account of the landlord. You can kiss your money goodbye, guaranteed. Ofcourse she does it that way with foreign students, as they often don’t know the law, the rules, and don’t have any leverage as their stay is only temporary, thus its very easy to abuse, and thus free money for her. If she keeps persisting it needs to go to her account, walk away (and report her).
Wildly not normal. There’s a system for this for a reason. Your deposit should never sit in the landlord’s normal account. If the rest of the deal sounds too good to be true, it’s maybe cause it is.

It’s not actually illegal, but almost nobody does it. I prefer it but no one else does. All the countries I’ve lived in before i gave the landlord the direct deposit.
This is how you get scammed out of your deposit money.
I rent out my old apartment in Brussels and the new tenants actually preferred to put the deposit on my personal account. I told them I was also okay with using a shared account but they said no…
Totally illegal. E-depo is the way to go.

We did it for our rental because we didn’t know any better, in the end it was better for our renter as those deposit accounts have less interest.
When the renter left we gave everything back, including the interest.
But for our new renters, we went through an immo and used e-depo.
Very normal. I will deny any renter who doesn’t want to do this. None of my peers with rental units do it differently.
