      I‘m really unsure about the actual implementation of this, but from my experiences working at the court and the concilliation board, I can only laugh at the home owners association argument. we do NOT have a market rent. the margin a landlord is allowed to make is clearly defined. they just don‘t give a shit. *every single case* of a rent being challenged I‘ve ever seen led to a lower rent. I‘ve never seen a landlord being able to actually clearly show his rent calculations. In 95% of cases it‘s just a holding up a thumb in the air and trying to squeeze out as much as people are willing to pay, without any real calculations to back it up.

    2. Good. The current situation where landlords can increase rent every time the Leitzins goes up but we have to beg for a reduction when it goes down is patently unjust.

      We just had several cantonal initiatives in Zurich that attempted similar measures. They were all shot down by the rural comunes.
      Unfortunately, I assume it will be the same on a national level. The countryside doesn’t want to pay for living space of the urban areas.

    4. We don’t need more regulation, we need more construction. And it’s been slowed down by everyone objecting to new construction. Especially those that know they won’t win and are just delaying.

      Every time this is tried it leads to worse outcomes (empirically, theoretically, anectodally, see Basel for the latest example)… But sure let’s try it again. Maybe this time its different
