Does anyone know of any realistic plan that could be executed to lower the rent prices significantly? Pre 2019 levels at least? On country level, or on EU level?

Honestly, I would just leave Spain at this point. Spain is not going to getting any better for the foreseeable future. They are already not a particularly wealth country and there retirement Ponzi scheme is in the process of collapsing right now. There is no real political solution to there issue that are going realistically reasonable. If I was young and in Spain , I would GTFO given you have free movement to do so.

Despite having a leftist government Spain is still unable to tackle this issue. I wonder why the government is struggling to address it.

Make remote work normal for jobs that can be done remotely. There are so many dying cities and villages everywhere and governments don’t know how to entice people to move back into them. Well maybe if you didn’t force everyone to go into an office in the 3 or 4 major cities 🤷

EU level problem demands an EU level solution. We’re all suffering from high rent prices and something has to change.

How can government address capitalism unless all the realestate is bought/rented by rich foreigners who use it as an investment/visa thing.

Anyone owning more than 5 properties should be forced to sell. All of a sudden we have a flood of properties become available.
Force okupas out and clamp down hard on squatter mafias. Force banks to sell their reclaimed properties instead of hoarding. All of a sudden we have a flood of properties become available
Politicians can’t own rental properties – force them to sell. All of a sudden we don’t have conflicting interests

If this is about the protest of the saturday, it wasn’t about rent and there were more than 23k people. It was about we want our corrupt president out.
If you guys are talking about other protest I will gladly shut up.

Tax heavily homes with no residents. Force people to either rent or be rich enough to not care.

Meanwhile in Finland property prices have been going down so fast that some apartment owning businesses no longer are getting debt for necressary fixing.

Yes, but noone of the ideas presented by those groups. They are clueless people that protest because why not, zero plan, zero law and economics knowledge.
Let’s start with bullet points why there is this situation.
1. TAXES, TAXES, TAXES
2. Salaries have been stagnant while minimal wage rose by over 100% in couple of years.
3. Tenant protection laws
4. Influx of tourists and people migrating

1. This country is all about taxes but nobody talks about it.
– you want to BUY property? You have to pay 10-30% TAX ON IT when you purchase it.
– you want to take mortgage to buy property and you need 20% down payments? You need to save another 10-30% FOR TAXES else you can’t get mortgage.
Mortgages and community fees/bills are OFTEN lower than renting. So basically you need MINIMUM 30% DOWN PAYMENT to even think about getting qualified for mortgage. BARE minimum!!!
– oh and you need to pay even more taxes when you sell, and you CANT AMORTIZATE over the tax you already paid when you bought property. Double taxation because WHY NOT. Paying tax over tax. Morons.
– why there is no construction? Well beside them killing construction businesses after the 2008 crash, ITS ¢^£^¢°¢ TAXES. ON EVERYTHING and TAX OVER TAX. I don’t wanna go into numbers couse I can’t be even bothered anymore and I’m gonna be so incorrect but like 40-50% of the cost of building is TAX, if not ¢°¢°¢° more! VAT, State tax, local tax, land tax, tax for breathing, tax for sticking the needle, tax for blocking the road, tax for loud noises, tax for local politicians.
But don’t forget those taxes are over other taxes so it’s compounding. It’s ridiculous.
– no new construccion, higher demand, no supply. Do I need to explain?
– lack of city planning, I live in some depopulated area per sq m2 but the building lots and plans within city are a joke. Let’s build garages as apartments. Who needs windows in the apartment?! Waste of money and time.
2. Self explanatory. SMI (minimal wages) go up but median goes down. Pretty much median haven’t moved on 20 years. You think you can get those people to go on the streets? God forget, they prefer to blame everyone but not themselves for not putting the fight and striking.
Forget about union workers and sindicates.
Fun part in spain you don’t need to be a lawyer to represent someone in court officially like in labour law cases.
I’ve been steamrolling over lawyers and representatives with law degree from another EU country.
You know how Spain law system in called in my country? Well, we have 1 explanation – Spain has the biggest amount of „lawyers“ per Capita in the world, or at least it used to. Lmao.
Quality < quantity.
Sindicates are so bad and run by idiots.
Sometimes I think they are illiterate.
3. Tenant protection laws ARE WORKING AGAINST the people and rental prices but citizens are so blindfolded and economically illiterate.
Owners ARE SCARED to rent long term because a smaller rent over holiday let does not have ANY SAFEGUARDS as owner or rental business.
ITS A LOSE LOSE SITUATION to rent long term. Less money, more risk – WHY THE FUCK DO IT, if you can holiday let with LESS RISK and bigger money?
Try to explain that to Spaniards and you will get eaten. Alive.
4. We are back to square one, high demand, no supply, but if they kept 1-3 in check, the 4 wouldn’t be such an issue.
