Presumably this is rents on Daft and not rents throughout the country.
They’ll do countless useless measures but won’t ban corporations and foreign ownership of residential properties

Any vacant property that would be significantly under market rent would have been held off the market until the new rent resets came out.
This is just a short term correction to properties that were inhibited by previous restrictions.

I don’t mind landlords with maybe 2 or 3 properties as they are just trying to make a living. People should be stopped from buying more than 10 properties

Just listened to wee seamie McGrath on David mccullagh there, defending all of this, against Eoin o broin, just sounded like McGrath was a transition year student debating with their teacher.
Happened to me unfortunately. My friend is going back to their country and the plan was for me to take over their apartment. Landlord refused a tenancy transfer and increased the rent by 18%, so I had to decline.
Mehole really is the most Thatcherite Taoiseach we’ve ever had , but he gets a free pass all the time , because middle ireland secretly loves the chance to make a fortune from renting and asset appreciation ……

It’s so deeply, deeply frustrating that we all knew this is exactly what would happen, but still some of the regulars in here argued that it wouldn’t. Man I just want to rent a home with my partner for a fair rent. Can’t wait for the headlines about Irelands rapidly aging population and think pieces about why Irish people aren’t having children anymore (while still trapped in their parents homes).
It’s worth noting that if you’re a couple, both earning around €55k, paying €2k a month rent the breakdown would be something like as follows:
In order to pay that €2k the couple would have to earn roughly €4k at the higher income tax rate over €44k, in addition to USC and PRSI (they would be paying 47.2% combined on that income).
If the landlord is a private landlord, with a good income themselves, they will be paying 52% tax on that €2k rental income.
So from that initial €4k that the couple earned at the higher rate (not the highest, higher USC kicks in again over €70k) the government gets around €3k.
There are absolutely levers that the government could be pulling to encourage lower rents and to ease the burden on people, but they don’t have any intention of doing so, because of that yummy tax intake..

From my understanding the the protection to renters is better than before BUT the plan was laid out to allow landlords to reset the rent to match market rates?
Am I missing something or is that basically it? It’s just what everyone said would happen?

It’s hard to digest but the higher rent will help slowing down the arrivals of people from outside Ireland and in turn relieving the pressure on the „demand“ for housing.

No no but what you’re not seeing is that eventually supply will rise (no I don’t know how much, shush you) and that will lead to lower rents maybe, don’t know exactly how low but sure trust the free market etc
