
Hallo, ich habe vor einem halben Jahr (November 2025) einem Vermieter geschrieben, dass eine Waschmaschine teilweise kaputt sei. Vor ein paar Monaten ist es komplett kaputt gegangen. In unserem Gebäude gibt es etwa 25 Wohnungen und 6 Waschmaschinen. Eine davon ist kaputt, so dass nur noch 5 von 25 Wohnungen übrig sind (hauptsächlich Studios und 2+1). An den Wochenenden gibt es Zeiten, in denen alle genutzt werden, aber das Warten auf ein oder zwei Stunden behebt das Problem (kein Zeitplan). Als ich den Vermieter nach der voraussichtlichen Reparaturzeit fragte, antwortete er "Benutze die anderen". Ist eine solche Reaktion bei Schweizer Vermietern/Unternehmen normal? Würde das seltsam aussehen/Sie verärgern oder eine völlig logische Reaktion sein? Neues Gebäude (maximal 10-20 Jahre alt), Wallisellen, 1450 ch für ein Studio-Apartment inklusive Nebenkosten, hatte Probleme mit der Bitte um Mietminderung (ich ignorierte Nachrichten, bis ich den Mieterverband kontaktierte). Andere Dinge werden langsam repariert (Haustüren – 2 Tage. Aufzug – 1 Woche. Mülleimerschloss – 1 Monat, wenn es unverschlossen bleibt). Ansonsten sind die Nachbarn chillig. Die Lage ist großartig.

Cheap rent, modern building. Washing maschines are available but busy during peak hours but plenty of availability during the week?
Hmmm sounds not like a problem the landlord has to fix / he could also simply remove the broken maschine.
I would be careful how you act here, because if you ever need a new apartment and the landlord has to give you a reference, he can say you complained too much. This happened to me as well. It is not worth it. It sounds rather like a minor issue. Yes, his response is dismissive and very unprofessional, but proportionally, it is not that big of an issue. If you ask about the legal aspects, yes, he has to repair it within a reasonable time and since he does not plan to fix it, it appears that he is not going to fix it within a reasonable time so you do have a point here, but is it really worth it? I understand the frustration though.
The lack of communication is annoying but other than that it seems fine?
Also i have had the „pleasure“ of working with elevator companies and 1 week seems very fast, which means he reacted quickly.
But yeah stuff like trash bin lock he probably just did the next time he went there (im assuming hes overseeing multiple Liegenschaften and didnt want to go there „only“ for a trash lock)
In my building there are 6 families sharing one washing machine and one dryer, and they’re always busy on weekends. Because of that, I usually do my laundry during the week.
So honestly, 5 working washing machines for 25 apartments still sounds reasonable to me. And if they’re all occupied on weekends, that’s also pretty normal, everyone wants to do their laundry then. You probably just need to find less busy times during the week.
I would stop paying rent and when he enquires about it you call tell him he has 24 more tenants, he can get paid by them
5 machines for 25 flats seems fine. That’s 1 machine for 5 flats, normal imho.
I would work on communication. Theirs is crappy but doesn’t mean you need to do the same. Also, why not write in the local language, which is easy today with AI?
Additionally, if there is really an actual issue, you should send a written request via mail (Einschreiben). This will help you with the record for future disputes.
Just posting ratio from my side. Living in Basel. 3 washing machines, 17 apartments.. It seems comfortable
5 washing machine for 25 flats is an amazng statistic. I have lived 8 years such, that we had 1 washing machine for 12 flats. I need to be honest, I really don’t see here any urgency to repair that machine. Sorry!
They were repairing elevator for 1.5 months at my place.
in my previous building we had 3 machines for 16 or 17 apartments, so 1 machine for 5/6 apartments. But it was a bit unique, because there was the option to put your own machine into your bathroom, which some people did so not all apartments would use the shared ones in the basement. So maybe it was more like 1 machine for 4 apartments (not all apartments got their own machine because in the end they are expensive)
The fix I think should rather be adding a schedule or something for it. You could for example add a whiteboard and then people can write when they will do the laundry week-by-week. This is behaviour change (everyone is always against change especially if they have to change how they act), and maybe also isn’t allowed to hang up though.
5 for 25 flats is way above the norm tbh. I’ve seen 1 machine for 15 flats (and yea, it kinda sucked, but also kinda worked most of the time).
When I read these comments I feel privileged but would also push back.
I lived in 3 rental appartments:
– 3 parties per one machine – small house
– 4 parties per one machine – small house
– 35 parties – but 3 parties per machine Genossenschaft
– today: one in each appartment – never going back
Friends living in 16 stories (3 per floor) building also have at least 10 machines.
I don’t think just because people have it worse you need to accept it. 4 per machine to me is the max. You signed a contract when you rented and that is part of the agreeement.

As others have said it may not be the biggest issue, and it’s worth thinking about picking your battles, but I would still push back against the prevailing sentiment that this response and inaction is normal or fine.
It remains the landlord’s responsibility to maintain all facilities and amenities in working order. When you and others in the building signed your leases, it was presumably under the assumption that there would be 6 machines available. Again, it may not be worth escalating, but in principle the landlord is clearly in the wrong, and you’re right to be dissatisfied. It can be hard enough already being a renter, esp. around Zurich, that I strongly feel landlords should at least be forced to hold up their end of the deal.
Everyones buys 900CHF Smartphones or 400CHF TV’s every year but an own washing machine for once 500CHF? nope… I would never use a shared one again.

If you rented your flat with the washing machine he is obligated ti fix it asap or you can demand a reduction in your rent!! This is not legal what he does!
Get your own washing machine (don’t tell the landlord), problem solved and a lot of headache saved.
I would definitely give a kind of sarcastic answer mentioning the service costs which you of course expect to be lower this year.
But I live in kt. Nidwalden and have my own washing machine and dryer. You are welcome to come visit and wash here if you need it.

It’s a matter of optimization. In Sweden you get slots and priority. Your landlord should just implement that. And rules to say if no one is using it after the start of the slot you can.

that washing maschine deviation in swiss rentals is funny as hell. whats the problem to buy washing maschine for 350 to every rented apartment? its absolutely normal in civilized world to have basic features within rented apartment. in swiss you have to either rent washing maschine, or use laundry room… that is just pure joke.
(no offense to swiss country, but to rich landlords not allowing basic feature standard)
That’s why I made sure to find an apartment where I could have my own washing machine and dryer.
I signed a form that I am 100% responsible for any possible damage and that’s it.
I can’t imagine running down to the basement every week, sometimes more than once and having to make sure I book a spot beforehand, life’s too short for that.
