>THE ADVERTISING REGULATOR has said that artificial intelligence (AI) generated images on property listings are “not likely to mislead” if properly flagged.

I guess I could put a box of scraps on donedeal and sell it as what a potential car could be

It’s one thing showing potential, it’s another when it shows things that can’t actually fit into the space. There should have to be some level of oversight to ensure what they’re advertising is at least possible.

As long as it’s clearly flagged and they aren’t the only photos shown I don’t really see much of an issue with it.
The photos in a property ad like that are only supposed to give you an idea of what the places looks like, or could look like.
Would be different if there was a buy now button alongside it.

They won’t have AI estimate the potential cost of the renovation anyway

Doing this before and after on the inside of a room is fine, but the first photo should show the outside of the real house.

Here’s what the house would be worth if you put €150k and months of work into it after you buy it. And therefore that’s what we will charge you now.
Here would yas fuck off defending this shite, I’m not adverse to using AI where it’s actually helpful, but this is speculative bollox to get more money. Heres what you could have if you spend another 60k on a gaf with a kitchen you need to rip out. Absolutely needs to be stopped.

I just don’t see the point? It’s not as if it’s difficult to sell a place in this country regardless of condition

Oh, please. No one is buying a house without going on a viewing in person. There are really much bigger problems with the property business than this.

The acceptance of this must have come from developer lobbyists. Were anyone else to do if they wouldn’t be allowed?

As long as they stipulate what photos are virtually staged I don’t mind it. But there are some that are so clearly inaccurate it’s painful

No way this stands if people complain. It’s inherently manipulative even if it’s flagged. Real estate agents will very quickly start proving things in potential rather than actual value if this stands.

For what it’s worth, when my wife’s family were selling their property abroad 2 years ago part of the fees covered a graphic/interior designer to redesign what the house could look like for potential buyers.
Being honest as a buyer in the market I’ve not sure I’ve a huge amount of issue with it. Estate agents are at far far worse than this and it’s harder to spot/call out than a bad AI image.

You should lose your license for posting anything but a real photo, and that photo should only be allowed to have color grading done to it and nothing more

Heres that particular house ad on myhome, they label the AI ‚potential‘ images and show the actual before photos. [https://www.myhome.ie/residential/brochure/258-pearse-road-ballyphehane-cork/4981684](https://www.myhome.ie/residential/brochure/258-pearse-road-ballyphehane-cork/4981684)

Not AI related but somebody is going to build a mixed use block beside them too [https://www.google.com/maps?q=258+Pearse+Road,+Ballyphehane,+Cork](https://www.google.com/maps?q=258+Pearse+Road,+Ballyphehane,+Cork)

Yet another way AI makes everyone’s lives worse.
