Ich habe einen Eintrag auf WGGesucht gefunden und der Eintrag hat mir gesagt, ich solle ihnen eine E-Mail senden. Ich habe alles gefragt, was ich konnte, und als ich den Eintrag dort mit einem Freund teilen wollte, wurde er von der WG-Website entfernt. Jetzt hänge ich die Screenshots an. Unless you see it in person, don’t send any money, sign anything or send id photo.
Even if you see it in person, you don’t do anything involving money unless there is a paper trail and proper paperwork.
Scam.
ANY time the owner is NOT avaialble to view it, it’s a scam. Real owners in this position will suggest an alternative time to meet up.
NEVER TRANSFER MONEY BEFORE YOU HAVE BEEN IN THE FLAT!! And ideally, not until you have the keys in your hand too.

Giga scam. The phrase „I would like to show you the apartment in person buuuuuut…“ Implies that this person knows is a crucial point and preemptively tries to oversee it.
Those utility costs are not realistic. 50 Euro including electricity? No.
A „maximum rental period“ with a „possibility of extending“ is not legal in German rental law.
„Anna Müller“ is… somewhat of a cliché fake name.
„Unavailability because of personal medical reasons“ is a scam marker. If it’s a WG, there are people living there who can show the place.
People don’t use lawyers for normal rental contracts.
Landlords don’t need a „picture of you“. Scammers love collecting them along with IDs, because they can use that information to scam other people.
They will make you pay to „reserve“ the room. There is no room.
Scam. And do not click any links to alleged videos or expose documents or whatever in such mails!

99.9% sure that this is scam. I personally encountered these kind of scammers.
They often say that they are living abroad, can’t show you apartment, and then ask you either to rent apartment via Booking.com, or just sent them deposit and rent.
It’s so pathetic that these scammers use „Wohnungsnot“ situation in German cities to scam people.

Anna Müller ist the most generic name ever. This alone would make me have a closer look. And the rest… Please report this.
Accept, that you have 0 chance to rent an apartment from India without being here in person. Housing market is tough, landlords get a bunch of interested people within minutes after posting the ad, so why would they bother renting to someone who is not even in the country?
Whatever offer you will get where the landlord accepts that you are currently not in Germany will be scam.
Solution: rent a temporary apartment, plan in at least 3 months and then search for an apartment. Some hotels offer long-stay rooms, also you could search for boardinghouses or AirBnb
Scam! As a student counselor I’ve seen dozens of foreign students lose money to these criminals. Even the name is mega sus.

Legit landlords on WG-gesucht will attach their ads when they contact you, and you do all initial communication through the app. Then you do a video call with the landlord in which they show you the apartment. Then another call at a different time with people living there. Then the landlord gives you a draft contract which they already have a fixed form because you are not their first tenant. The draft should include their IBAN and full name. The landlord’s name should be consistent throughout the process. That’s how I mitigated the risk and secured my room from abroad. Finding a room is hard. All the best to you. And yes, that Anna Müller is a scammer.

I stopped reading after the first sentence with the limit of 2 years and possible extension. Such contracts are illegal in Germany.
