      **Step 1 = build nationality-tagged registry**

      **Step 2 = Profit :(**

      * **Tax differentiation:** We will increase the tax for all land under foreign ownership and introduce a fee to cover our costs. (you can imagine this being a nice internationally agreeable percentage like 5% at purchase time AND per year). It will be beautifully timed to be pulled out their behind right before the next election cycle.
      * **Ownership restrictions:** require prior notification, approval, or proof of residency for certain zones or acreage. Leaving Japan for a certain amount of time has consequences. Approval from surrounding residents association (町内会) before you can buy/build.
      * **Oversight:** Require Japanese official „guarantors“ to ensure the foreigner is following the rules perpetually. All land purchases require such a JP national (CPA?) or designated associations approval and oversight before purchase and during ownership. (perhaps someone from the newly minted Coexistence Ministry).

      This is damn disappointing and people should prepare. No use in pumping into a mortgage when you have no rights to the land.

      And sadly it makes all of the previous oyagi PMs look downright pragmatic.

      As home owner this deeply worries me with the push of „tax foreigners more“ bull shit. I already pay high taxes. This is bullshit. if you want foreign to complete fuck off, just come out and say it so we can start planning.

    8. Remember, they’re only going after the bad foreigners, the good ones have nothing to fear.
