“The documentation provides a breakdown of the costs and states that the build cost of the €644,896 apartment is €329,998.

Providing a rare insight into the various costs behind apartment building in the capital, other elements of the €644,896 cost include site costs of €13,135, indirect costs of €72,380, professional fees of €27,720, development contribution costs of €22,886, finance costs of €68,880 and VAT at €52,814.

The breakdown shows that the margin on the €644,894 price is €28,529.”

Assuming those figures are accurate, that’s a 4.5% margin.

That’s insane prices. For that money you can buy better quality more spacious property in civilised countries. Freaks!

Half a Million for a 1 bedroom apartment, where you can hear every cunt cough and can’t make renovations without approval from the building owner, who will probably never agree.

What a bargain. I love living under 80 years of FFG.

I don’t believe that these prices are this high for any reason other than pure greed. It simply cannot cost that much money to make a 1 bedroom apartment.

finance costs of €68,880 for what is essentially a bridging loan when the purchase by Government through a housing authority is guaranteed seems a bit suspect. I might not want to be a developer but I would like to be in that business.
