Derzeit übertragen Sie Hypotheke aus unserem alten Haus, das in ein neues Haus verkauft wird, und sie fordern nun auf, diesen Nachtrag dringend zu unterschreiben, in dem die Menge mit 5% erhöht wird. Nur die Erklärung ist, dass dies TandArts -Verfahren ist und die Papiere auf den Notar übertragen werden müssen. Sie haben dies in der Simulation nicht erwähnt. Überreaktive ich oder sie versuchen tatsächlich, 10K in unklaren Kosten zu schleichen? Danke für Hilfe

    1. I have something similar in mine at another bank. If you default on the loan, they will charge costs.

      My understanding is that this is indeed Standard, actually usually it’s 10%, when you get a mortgage, you do an inscription, you’re inscribing the house as collateral against the money you’re borrowing. Let’s say you borrow x amount and you don’t pay your mortgage first month, the bank will need to sell the house to recover the money, but the issue is selling the house will cost them money (admin, work…) so they need to guarantee that the extra money they might end up spending will also be recovered from the sale, this is why a margin of 5-10% is inscribed on the property you’re financing.

    3. Note that these aren’t extra costs you pay now (or hopefully ever). In case you default on the loan, the bank can recover these extra costs from the sale of your house and thus the amount needs to get included in the mortgage at the notary.

      This is pretty standard. It doesn’t change how much you have to pay back if you keep paying on time.
