The math doesn’t make sense.
>The parliamentary budget officer estimates Canada needs to build 3.2 million new homes in the next decade to close the housing gap, but isn’t currently on track to do that.
That is an average of 320,000 homes per year.
>It projects an average of 227,000 new homes will be completed each year for the next decade, but says an additional 65,000 per year will need to be built to close the housing gap.
227,000 + 65,000 is 292,000 per year, which is 28,000 houses short of the 320,000 annual average projected.
Frankly, the PBO seems to be way behind on both the news and the number of homes needed. CMHC reported in June that 4.8M homes or 430-480K/yr. were needed to restore affordability to 2019 levels, after having given up on restoring 2004-era relative affordability.
