

Hey allerseits, ich habe diesen Brief von meiner flachen Firma nach fast 4 Monaten des Auszugs erhalten. Dies besagt, dass Betriebskostabradregung VOM 01.01.2024 – 31.2024, aber ich bin erst im November 2024 in die Wohnung gezogen, um Ende März 2025 in die Wohnung zu gehen. Mir und jetzt in diesem Brief sagen sie, dass ich weitere 250 € bezahle ??? Kann jemand bitte erklären, warum ich dafür zweimal berechnet werde?

What is in your contract about the warm costs?
If you think it’s too high. You can request to see itemized list with amounts for the whole year. Then you calculate how much it is for the period you were there.
I would ask clarification for the time period you stayed there because this doesn’t make it clear if these costs are for the specified period or not. A listing with each of the costs listed for the specific months would be more clear.
I also get my last year calculation around summer so the timing is normal at least for me. It’s just when all the things are calculated and posted for everyone.
It’s likely the difference between your down payments for 2024 and the actual costs that occurred. It has nothing to do with the kaution. Chances are you’ll get another bill in 2026 for utility costs in 2025.
Yes, this can happen. Especially if you only lived there in the winter months.
It’s probably for the heating cost, which you would usually pay for the entire year but since you only had 2 months the pre payment wasn’t enough.
In general, it’s pretty normal that you pay more when you move in in the winter. Heating costs only ocur in winter but they’re evenly spread with the nebenkosten throughout the whole year including summer. So in total you pay less than you actually use for heating in winter, and more than you use in summer. If you don’t have the summer months to balance it out, you have to pay more.
However, 250€ (or even more) is quite a lot if 40*12 = 480€ was supposed to be enough for the heating costs of the whole year. Maybe you can share the complete heating cost calculations? And the rest of the letter?
