Danke.

Show him the contract
Maybe you should contact rendin. Because yeah, the contract only says one month.
If that second image is from your contract, then do as the contract stipulates. If not, according to the contract the landlord refers to, you must pay for the remaining months.
If you have a contract through Rendin, communicate with them instead if the landlord is an ass. Unfortunately sketchy landlords are the same everywhere, if they know you’re not local, they’ll try to use you.
it clearly states in the contract you can leave with 1 month notice so yeah the owner has no right to say you need 3 months notice
3 months notice is by the law, if the contract says otherwise but the owner doesn’t want to compromise then unfortunately it’s gonna be 3 months.
But … he is not keeping you in the apartment, you can still move out but have to pay for the remaining 2 months.
Try making a compromise and maybe help the owner to find a new renter?
How big is the dog? Maybe you could ask for an exception for it, before jumping into cancellation, considering the circumstances.
It depends on what type of lease it is – fixed term or indefinite. OP should read the contract and find out the duration of the contract is.
If the contract is **indefinite** – VÕS § 312 section 1: Upon the lease of immovables, dwellings or business premises, ships entered in the ship register or aircraft entered in the Estonian aircraft register, either party may cancel a lease contract entered into for an unspecified term by giving **at least three months‘ notice.** [https://www.riigiteataja.ee/en/eli/512112024001/consolide#para312](https://www.riigiteataja.ee/en/eli/512112024001/consolide#para312)
If the contract is with a **fixed term** – VÕS § 309 section 1: [ ]()A lease contract entered into for a specified term **expires upon expiry of the term** unless the contract is extraordinarily cancelled earlier. The lessee and the lessor may cancel a lease contract entered into for an unspecified term according to the provisions of this Chapter. The Extraordinary cancellation is permitted mainly under the circumstances specified in §§ 314–319 of this Act. If the contract is indefinite, then you have to make peace with having to pay for 3 months. But there is always a chance of a compromise, for example offer the landlord the option of you advertising and trying to find a new renter, etc.
