Wir sind gerade dabei, eine alte, renovierte Immobilie zu kaufen. Wir hatten Markler gefragt, zu welchem Preis der Verkäufer die Wohnung vor 10 Jahren gekauft hatte, aber er sagte, er wisse es nicht und er scheint der Frage auszuweichen.
Fällt das unter den Datenschutz? Kann ich den Verkäufer nicht nach dem ursprünglichen Kaufpreis fragen, um die angemessene Wertsteigerung in der Gegend beurteilen zu können? Ich finde es komisch, dass der Makler diesbezüglich nicht klar ist.
Es ist ein schönes, gut gepflegtes Anwesen, aber es hat eine schmerzhafte „Stasi“-Geschichte. Vielleicht gibt es wegen der Geschichte nicht viele Käufer und das Anwesen hat nicht an Wert gewonnen?
Dies steht im Grundbuch und ist laut Markler nicht der Kaufpreis des Verkäufers.

Grundbuch only shows you which loan they took with the apartment as a security. So the bank back then thought it’s worth more than that amount listed in Grundbuch and they probably paid more for it (cause a 100% loan is unusual). Maybe the amount also includes money for renovations…

The price for a property from 10 years ago is not worth anything to you. You would not be able to draw any connection to the current value of the flat as it depends on many factors that are unknown.
I guess the real estate agent really doesn’t know the answer, because there is no reason for him to know that.
It would be an interesting question if they had purchased it like 1-2 years ago, but anything longer behind is not comparable.
Well, if the building has a Stasi past, the price the current owner bought it for in 2014 certainly was not the „original price“, because the building must have existed and be owned by some entity for at least 25 years before its last sale.
Why would the Makler even know the answer? You can try to ask the owner but the price 10 years ago doesn’t say much about the worth today. Could be a lot more or a lot less or still the same, depending on the region.
Btw, I don’t think Stasi history really has an influence on the price, I think Germans are too pragmatic for that.
