Der geschätzte Wohnungspreis wurde berechnet, indem der durchschnittliche Wohnungspreis pro m² in jeder Hauptstadt mit einer standardisierten Grundfläche von 60 m² multipliziert wurde.

    Für den Vergleich wird der nationale Median des monatlichen Äquivalenznettoeinkommens von Eurostat für Personen im Alter von 18 bis 64 Jahren herangezogen, angepasst anhand kapitalspezifischer Einkommenssteigerungen. Diese Erhöhungen werden aus offiziellen Einkommensdaten auf Kapitalebene abgeleitet, obwohl eine gewisse Schätzung erforderlich war, um sie auf das äquivalenzbezogene Medianeinkommen auf Kapitalebene anzuwenden.

    Folgende Anpassungen wurden vorgenommen:

    0 %: Amsterdam, Berlin, Brüssel, Valletta und Wien

    +10 %: Kopenhagen, Luxemburg-Stadt und Nikosia

    +15 %: Athen, Dublin, Helsinki, Lissabon, Ljubljana, Madrid, Paris, Riga, Rom, Stockholm, Tallinn und Zagreb

    +18 %: Prag

    +20 %: Budapest

    +25 %: Bratislava, Vilnius und Warschau

    +35 %: Sofia

    +40 %: Bukarest

    Einkommen: Eurostat ilc_di03 Nationales Median-Äquivalenz-Nettoeinkommen, angepasst unter Verwendung kapitalspezifischer Einkommenssteigerungen.

    Wohnungspreise pro m²: Eurostat urb_clivcon, nationale statistische Quellen und Quellen zum Wohnungsmarkt. Für Athen, Bratislava, Bukarest, Budapest, Kopenhagen, Dublin, Lissabon, Ljubljana, Madrid, Nikosia, Paris, Prag, Rom, Sofia, Valletta, Wien, Vilnius und Zagreb basierten die Schätzungen auf Stichproben von Immobilieninseraten, die im Juli 2026 gesammelt wurden, da keine ausreichend vergleichbaren und aktuellen offiziellen oder transaktionsbasierten Daten verfügbar waren.

    Zinssätze für Sparkonto und Festgeld: EZB-Daten zum Einlagensatz privater Haushalte für 2026

    Preise, Einkommen, Sparquoten und Zinssätze werden bei den Berechnungen konstant gehalten. Inflation, Transaktionskosten und zukünftige Änderungen der Immobilienpreise oder des Einkommens sind ausgeschlossen.

    4. It’s crazy. Houses are plain unaffordable for the new generations. They will inherit their parents properties when they are 60 yo/ when it’s too late to form a family.

      It’s so funny that parties that claim to be socialist like the Spanish government have set up an scenario in which only the already wealthy, whose parents make a down payment for them, can own a property.

      Good data but no-one saves to buy a place out right. They save for years to afford the deposit to be lumbered with crippling debt for life instead with next to nothing left of their disposable income to afford actual upkeep or improvements – or repairs due to climate calamities. So they end up losing too.

      Meanwhile the rich with massive, untaxed passive income wealth just snap up these as investments like they are nothing, and accelerating their unaffordability too. Rent them out, make more passive income, and repeat until everything is owned by the few.

      And since price changes are excluded, the reality is even worse, given that, most likely, property prices will be subject to inflation, at least for the foreseeable future. Meanwhile, wages will likely remain stagnant. So increases will never catch up to inflation, meaning that for the higher property prices the real duration is closer to infinity. At 100+ years, it already beats our finite stay, even without taking this into consideration. Crazy.

    10. A mortgage helps people who can’t afford to buy a house. Which drives up the price so that people who could afford it now need a mortgage.

      I totally get that’d make the chart quite speculative (like the housing market, lol). But looking at historical data, the gap between housing prices and wages widens nearly every year. So, the numbers would actually be much worse.

    12. Noone is buying outright. People take the largest loan they can afford. It would be more informative to look at the monthly costs vs salary.

    13. Why the lines from origin? They add no value. Also having some sort of error ba s in both directions would be beneficial but they would probably be too long (range of prices and corresponding time ranges)
