      Good, student accommodation is needed and we can’t keep building 5-6 story buildings. Hopefully it sets a precedent in the area for residential developments. That being said it’ll most likely be benefiting foreign students as Irish ones will be priced out.

      I don’t get the complaint about a lack of sunlight. This will mostly only cast a shadow on the canal and, to the back of it, the Croke Park hotel?

      I’m not a nimby by any stretch, but privately owned student housing is not helping the student accommodation crisis or the housing crisis writ large. The flats are outrageously expensive and are basically aimed at rich international students. Irish students moving up to Dublin for college will not be living there.

      Gannon’s objections seem a bit odd. Building something like this will free up affordable housing in the area that is otherwise being rented by students. A private developer has gone for this building type because there is a profit in it. There isnt a profit in building the affordable housing locals need so it will never be built privately but somehting like this allows existing affordable properties to be freed up for use by locals rather than student renting.

      Its pretty central in Dublin. Its beside an already enormous building so its not realllly out of place. I’m sure overshadowing studies will already have been done (only valid reason for objection from locals really) and despite what Gannon says, theres still not enough student accommodation. He’s a bit wrong on this one tbh

      This is what you kind of need in that area. Maybe not just student accomadation but whole area probably needs to be levelled and rebuilt.

      If it was a hotel they would let it be built and then the owners would make noise complaints about croke park.

      It’ll 100% be appealed, only costs €50, be interesting to see what ACP do with it.

      No votes in student accommodation:

      >Local Labour TD Marie Sherlock said she is “very disappointed” over the decision, adding that any development in the area should be of a residential nature.

      Is this real student accomodation? Or will it just be overpriced, deemed a failure and be repurposed as apartments so the developers can avoid having to build them to the standard of actual apartments?

      Ireland in general needs far more densification in basically every area of society and apartment-style buildings like this are part of it.

      Developments like this are a good thing.

      More building is good but I have mixed feelings about privately owned ’student accommodation‘

      It’s ludicrously expensive and seems catered towards mostly international students.

      What happens to it when term is off? Do the rooms sit empty?

      How can it be excessive when the country is crying out for more accommodation. It’s not like it’s being built in the middle of nowhere it’s practically the city centre ffs

      purpose built student accommodation is such an obvious win. quick and relatively cheap to build. would free up close to 100k rental homes in the country when all done. massive win for rental pressure.

      Is there even oxygen that high? What happens if the international space station hits it? Won’t someone please think of our poor suffering skyline?

      I’m sceptical it will remain as genuine student accommodation. I think they will follow the same route as others in the city and set the prices unrealistically high. Then use this as „evidence“ to DCC to change use to short term lets.       I’m not sure if taller buildings with large maintenance costs for lifts and fire systems would ever be a realistic option for affordable student accommodation. They would be better as apartments.

      „It’s out of character with the street of red brick houses“

      Why is this defence constantly raised? Yes its intentionally out of character as the time period in which these red brick houses has long since passed and designing and developing to the character of the 1940s is stupid as it it isnt the 1940s anymore.

      Personally I’d say traditional redbrick terraced housing is out of character with a prominent city centre location

      Height I don’t see a problem with, but the composition of the units is definitely something that probably needs to be looked at…

      Didn’t we only recently shoot down a major „co-living“ building plan in the last few years? The plans for this building look very similar in terms of lack of personal amenities…

      Brilliant! Hopefully 14 becomes the norm in the city centre rather than low rise that’s forcing sprawl and causing traffic, flooding and all sorts of chaos around Dublin.
      Next we might go a weeee bit higher and help solve the housing crisis without making others.

      Everyone agrees that change is needed. Well that has to start somewhere and the first few buildings will necessarily be „out of character“ as part of development

      They’ll mostly accept international students and charge them 3k per room 😂

      They need to build dozens of tall apartment blocks within 15 mins walk of the city centre .

      Croke Park’s company won’t suffer. Dublin needs proper density near the city.

      Croke Park themselves cite the stadium as 17 storeys in height so the height argument from them doesn’t hold water. The cynic in me believes Croke Park are in objection because it may afford them goodwill with the residents when it comes to negotiating concert deals.

      This is a glorified co-living development if you look at the details. Student accomodation is needed, but not like this. Eight beds to a unit? You’d have literally zero privacy or sense of independence.
