Ich habe gerade unsere Betriebskostenabrechnung erhalten und sie scheint dieses Mal extrem hoch zu sein. Unsere Anzahlung hat nie gereicht, aber in den letzten drei Jahren mussten wir nur rund 800,- zusätzlich zahlen, jetzt ist es fast das Doppelte.

    Hat sonst noch jemand eine ähnliche Erfahrung gemacht? Gibt es auch etwas, was wir tun können? Wir könnten uns die Stromrechnungen persönlich im Büro der Hausverwaltung ansehen, aber ich glaube nicht, dass das helfen wird.

      it would help to look at previous years as that’s the info you need to pinpoint whether it’s a general raise of costs or something specific

      In 2014 I was paying 240 CHF Nebenkosten for a 4.5 room, 99m2 apartment in Dietikon, ZH. So no, 308 CHF is not a lot for that apartment.

      Contact the mieterverband, they can help you with these. I can already spot some entries that you most likely won’t have to pay …

    4. Why two different heating rows? And after those two big (again why two?) are substracted. What else is „Allgemeine Nebenkosten“? I guess for electricity you pay yourself. So what is it? It’s rather much even if you have a shared washing machine and dryer… everything else seems reasonable. But just for comparison I charge my tenants around 2400.- a year for water, heating and electricity for washer and dryer. That’s gone up a bit sometimes when energy was expensive but that pretty much covers the 80sqm with two people living there. Although there is no AC and no Garbage included

    5. Hi. I’m a real estate bookkeeper and I’m in charge of these statements for our properties. At a first glance, this seems correct but a few things stand out to me:

      1) If there was an increase of roughly CHF 600.- as you mention, you should check which position had the biggest increase. Was it a general increase to all costs? If it was only one, you should ask the Verwaltung what the reason for the increase is.
      2) You mention you’re on the 3rd floor, but judging by the „Verteilschlüssel“ shown here, only two apartments are considered. What is there on the 2nd (and potentially 4th floor and higher?). Lift costs should generally be charged to all that use it, and the Service-Abo Lift here seems like it could be the total for the whole building. Ask your Verwaltung if this was properly distributed among users.
      3) At least in my area, a Verwaltungshonorar of 4% seems high. Usually only very complex properties that require a lot of work have this, and otherwise it should be around 3%. Check with the Mieterverband in your area if this is common/allowed.
      4) On the other hand, your Akontozahlungen of CHF 190.- per month / CHF 2’280.- total seem slightly low for an area of 105 m2 (around CHF 1.80/m2/Month). I suggest normally to increase it to at least CHF 2.50 or 3.00 / m2 / Month just to keep up with the costs each year.

      Checking invoices with the property management CAN be useful, but unless you know what to look for exactly, you will only end up with more questions. Check that the Grundgebühren of the water and sewage were not charged to you. Do you have access to the garden (stated in the contract as „zur Mitbenutzung“)? If not, they should not charge these costs to you.

      In general, your statement doesn’t seem too out of the ordinary, but the devil is in the details.

    6. You’re only showing a portion of the statement so it’s hard to tell…is it an adjustment for a long period of time e.g. 6 mos?
