Ich wurde in Finnland geboren, zog aber mit 8 Jahren nach Nordamerika und lebe nun seit 15 Jahren in Kanada. Ich habe Heimweh und schaue mir Immobilien in Finnland an. Sind diese Preise Unsinn? Warum zum Teufel ist es so günstig gelistet? Ist es mit einer Hypothek oder so etwas verbunden? Lügen sie nur, um Hinweise zu bekommen?

Co-op Apartments in Kotka have been quite affordable for years. The population has been decreasing for decades and those with wealth prefer to live in omakotitalo. Unfortunately, I don’t see apartments in Kotka as a good investment, even though the city is really nice in the summer.
Habita is a legit real estate agency. Not the best, but at least they don’t lie about the price they ask.
How exactly would they be lying? You mean that when making the sale they say just kidding, here’s the real price?
You need to read the whole thing to see what’s going on. I don’t know about kotka, buy in some places that price is completely possible. It can’t come with mortgage because that’s always personal kone, but it’s possible that the apartment is new and not fully paid off, so there is a monthly fee to pay it of to the building company.
Population of Kotka is in decline, there is no demand for apartments there. There is a housing company loan of ~6k€ but the actual sales price is only 23k€.

30000€ seems to be very much in line with the other similar apartments in Hovila area in Kotka.
Literally nobody wants to move there, and most people living there want/need to move out for better job prospects. You will absolutely lose money if you buy this. If you want to buy property, look for the cities that are growing (i.e. cities with universities).
Nah, it’s about right. It’s cheap because of the neighbourhood, and the apartment buildings in that neighbourhood are mostly from the 60s and 70s, I think. Same story with Karhuvuori area which is in Kotka as well. I think that Southeast Finland probably tends to have lower house prices as people tend to move away from here, rather than moving in.

That same apartment can be found here as well. That apartment can actually be bought at about 23433 euros (CAD 34 713) and that CAD 44 291 is free of debt-price, and if you pay that, the monthly condo payment is 271,95 euros per month.
