      * Increasing the efficiency of construction, “is the long term key to improving housing affordability,” said Aled ab Lorwerth, CMHC deputy chief economist and a co-author of the report.
      * “It’s not going to be a quick process,” said ab Lorwerth. “It’s going to take years of consistent building of more housing … The scale of the challenge we’re facing is enormous, particularly in our large cities.“

      * StatCan added that Canada’s construction industry has been lagging behind other sectors in productivity growth for 20 years. The study suggested that the slow growth in construction “may have contributed to reduced housing affordability and rising prices.”

      Yeah, it isn’t because we don’t have people who can build houses, it is because people can’t afford to buy the houses they want to build.

      I could find someone tomorrow to build me a house, I can’t afford that.

      I had to buy an old house and maybe someday i will have the equity for the former.

      My work has mostly switched from mostly new build construction. To repairs and upgrades to existing house. As there’s not nearly enough new constriction happening

      As per usual, and much like our federal politicians, legacy media in Canada seems to be 3 full calendar years behind issues.

      As of today the country is producing more housing units than it can possibly sell and immigration policy has turned a complete 180 – Canada may actually be projected to lose some population this year.

      So – this just factually and objectively isn’t a supply issue at the moment.

      The construction industry needs a cultural wake up call. I wholly expect to see the generic „My guidance councillor said the trades are for idiots and if you want a career you have to go to University“ as the reason why the industry has been struggling for decades but my god is that ever a giant pile of copium.

      I came from a rural town and the number of people I’ve known you spent *some* period of time in the trades and left is beyond telling. Between the culture of allowing dimwits and dickheads to bully new employees under some guise of ‚toughening them up‘ to the management style of anyone trying to do good or hold others accountable is some kind of a B***ch just creates an environment where quality people don’t actually want to work.

      The broader trades sector has had so much control over their own sector that all of these problems can be blamed directly on the decision makers within the sector. The schooling sucks the apprenticeship programs suck, the culture sucks, the benefits and union relationships suck etc It’s such a heavily skewed Right-Wing dominated sector and it’s struggling like crazy…Whodathunk. It seems everyone with experience talks endlessly about how the quality of workers has gone to hell but who’s to blame? From the perspective of the Trade sector higher ups, everyone but them.

      Between good people being chased off because of a dogshit culture; I’ve known a handful of people who got out of the trades when they were young because of the level of abuse that just doesn’t make sense. One guy had his tires slashed because of a ‚prank‘ where someone stuck a Liberal sticker on their car before they went to a job site… Two women struggled for a couple of years before finding female crews they could find refuge in and of course the years of harassment that led them to seeking out a female only company is shoved aside to make room for cries of sexism.

      Even the plumber I recently hired (young guy, 23) talked about how he was really lucky that he had family in the business and that’s the only way he was able to progress. He mentioned more than half of the guys he went to school with still aren’t in the field and it’s been 4 years.

      I know there are a bunch of stories of those that made it big. Hell, I have two family members clearing well over 250k a year in their respective fields. They at least recognize how lucky they were (worked hard but also lucked out) because a lot of the guys they worked with years ago aren’t doing anywhere near as well as they are. Both of them are trying to get their kids into the field *because* they can get them in, they both admit that without contacts they wouldn’t recommend going into the trades.

      It’s not linked to anything real. Just start 3d printing and manufacturing these things already. We’ve already spent a fortune on trivial bs than this important one.

    13. Stop only making 600-800k houses and start building some of the spec houses the feds talked about. Haven’t seen one yet. Every single family detached being built in Calgary is monstrous luxury. There’s nothing small-simple-plain being built at all. Oh and stop letting companies buy homes.

      What pisses me off about these articles is how they blame the inefficiencies of the construction industry without taking into the account of reality.

      Industry Canada stats on construction show that out of 408824 companies in construction, 250989 are nonemployers (selfemployed) and 156059 are micro or small businesses (under 5 full time employees including support staff). That means 99.6% of ALL construction related companies are small businesses or less.

      There is only 1665 medium and 111 large construction company in Canada. The average revenue of all construction companies is $539000. 75% of those construction companies are profitable and of those profitable, the average net profit is $110000.

      What that tells me is the average construction company aint building houses but either doing subcontracting work or renovations.

      I don’t blame them. In Quebec, if I wanted to be a builder for fiveplexes or less, I would have to submit myself to an extensive financial anal probing and would be personally liable for any claims under its new construction guarantee scheme. 

      Its also the same with an RBQ license, I would be personally liable for any claims of faulty workmanship upwards $100000.

      Also I am personally liable if my subcontractors doesnt pay their employees. All that is regardless if i operate under a corporation.

      In smoother terms, there is no incentive to take on risk and contribute to building much needed housing when I face the possibility of financial ruin because my subcontractor decided to cut corners or not pay their employees.

      If we want to build more, then the solution is not only to remove red tape, but also overhaul the entire structure of the construction industry. 

      If you want more contractors taking on the risk of building homes, then remove the prospect of financial ruin even if it leads to bad faith actors gaming the system. 

      What the so called experts out there are calling for is flooding the market with homes build on spec, meaning with no guarantee of finding a buyer. Do they really think contractors will willingly hold the bags and eat financial losses to support government policy?

      It’s not suprising that the more investment firms own of real estate across the country. The more housing becomes unaffordable. It also doesn’t help that Doug Ford conservatives got rid of rental protections. It also doesn’t help that Stephen Harper got rid of a lot of laws and regulations that would of protected affordable housing from investment firms.. oh and let’s not forget on top of the massive tax cuts he gave to the rich and corporations he also changed it so investment firms, in particular RIETS (real estate investment trusts) pay out shareholders first instead of taxes.

      Harper also allowed a shit tonne of foreign investment to come into canada and even the conseravtives realized it was a bad idea as it did not increase housing, but did increase shareholder payouts. Note: The current housing minister Gregor Robertson wants to bring in more foreign money, which shows this asshole did not learn from the past and has a personal stake in that option.

      Not to mention that the Toronto Star released an article showing that a lot of the investment firm owned real estate in Toronto is empty. which gives the false idea of low availability. Which again benefits investment firms and their shareholders, but gives a heart healthy fuck you to poeple that ya know what a place to live.

      Who would of thought that government giving blank cheques to developers would also lead to construction issue’s as well. Doug Ford got rid of a bunch of fee’s that would normally go to infrastucture and community residential planning saying „He saved the tax payer billions.“ Which isn’t true, the developer saves that money, but misses enviromental impact, land analysis, and making sure that we can support growth in the community.

      Again these are just peices of the puzzle that all levels are govenrment have ignored for a long time. Again.. bringing in immagrants did not help the situtation at all, but keep in mind it’s what corporations wanted. Cheaper Labour that won’t argue to increase profit for shareholders. the biggest industries to abuse the foreign worker program is restaurant and cleaning services.

      Honestly, buidling more hosuing is 100% necessary, but its pointless if that those new builds are just being sweeped up by investment firms when their built. The government needs to cut the trickle down economic capitalist bullshit and ban investment firms, hedgefunds, corporations, and wealthy from owning family homes.

      It enrages me that Housing, and food is now considered a luxury for everyone outside of the top 10% to have because we have to capitalize and take advantage of basic human needs.
