      $200k a year, with lower tax rate than average from mortgages, with little to no effort lmao.. what a life when you can afford 85 properties

      How is your rental income 708k but your mortgage is only 182k? The rental properties near me and in the greater metropolitan area will barely break even based on current mortgage costs + expenses vs rental prices. Did you buy these properties after the Great Recession and before COVID?

      Yeah sucks to have to spend any money. You should be able to pocket it all!

      ~27% „gross profit“ margin is about the same as running a decently successful small retail business, but much less work involved here. Interesting to see it laid out like this. Would be curious to see what your tax owed on that $187,911 is.

      So you charge almost 4x your mortgage to renters?

      No wonder we have an affordability crisis, landlords purchasing up mass amount of properties then gouging the tenants.

    7. The trick is not maintaining the properties and selling them before they become a liability. $57K on 85 properties is basically neglect.

      EDIT: Also not paying your staff. Less than $1k per property per year.

      OP isn’t factoring for CAPEX or lying about something.  I have a portfolio this size bought largely before 2018 and these numbers are toooo profitable.

      Congratulations on contributing to the exploitation of renters, property tax on properties not occupied by the owner should be increased 100%

    10. Very impressive, what was your total for down payments? How much equity have you built up?

      I’m in Canada and I’ve really looked into rentals, even commercial buildings, and none of the ones I’ve ever looked at have had a reasonable ROI, far too expensive, most are cash flow negative
