Das grundlegende Missverständnis, dass „Japans Bevölkerung zurückgehen und die Wohnungspreise in Tokio sinken werden“ – 1) der schwache Yen und Arbeitskräftemangel werden die Kosten für den Neubau von Gebäuden erhöhen, 2) Auch wenn die Gesamtbevölkerung sinkt, ziehen weiterhin Menschen nach Tokio.

    This seems to be a “misconception” nobody really has. We all know more will be concentrated in Tokyo, its outside where the prices will plummet.

    Japan’s population will plummet.

    Property prices will collapse everywhere except Tokyo and a few other popular cities.

    Even Tokyo isn’t really safe outside the central wards.

    There is no way Japan can even attempt to mitigate the fertility crisis if they don’t take drastic action to solve the Tokyo problem. If young people have to choose between cramped, expensive housing and brutal commutes but a good job vs affordable housing and easier commutes and a crappy job whichever one they choose kids aren’t going to be a part of the equation. Obviously no prefecture is above replacement so solving the Tokyo issue isn’t going to magically solve all the other issues but it’s a necessary first step.
