Irish house buying is a black box and people are sick of it. A new report says buyers don’t trust estate agents, bids feel dodgy, and loads of homes end up selling 10–20% over asking. Only 16% of buyers think the system is transparent. Other countries manage to keep asking and sale prices close, but not us. More transparency and proper online bidding is the big recommendation.
It’s been a while since I’ve dealt with buying a house, but I use these services for other things, and the lack of transparency really does make the whole process unnecessarily difficult.
Well you reap what you sow and harvest has already happened
Make it so that all bids are sealed , you’re allowed to place one bid , at the end of a set bidding period the bids are opened , if the highest bid is at or above the asking price the seller MUST sell to that bidder
If the seller refuses they are penalized and not allowed to relist the property for sale for a year and are fined
This will do 2 things
1: stop estate agents pitting people against themselves by going back and forth between bidders telling them that someone has made a „higher bid“
2: it’ll stop landlords and letting agents listing properties lower than they wanted in the first place because now if someone bids at the asking price they’re required to sell.
Estate agents are the worst
Make it so there is a fixed price on a house. It cost X to build plus markup for agent = cost of house. Bidding on a house is insane.
Imagine bidding on a new car
I guess just have a set price on the property and it sells at that price. House gets valued before going on the market and thats the price it sells for.. Same as new build where there is no bidding, its first come first serve..
If you are selling a house today you do not need an estate agent. It’s a sellers market. All you need is the solicitor that you will be using anyway. Estate agents know this and it freaks them out.
Even if you’re an honest estate agent, the lack of transparency in the market gives rise to significant suspicions on the process. A system for logging bids, while imperfect (you can always lob in false bids) would be an improvement and a step in the right direction.
What do we need estate agents for now really? What do they do outside advertising and bidding…. surely we could just have an online platform that sells houses… valuers put a value on them and someone takes some photos.
Estate agents are scum.
This is the kind of thing that the government could easily improve but it would piss off homeowners so they won’t. There are many aspects of the housing crisis that have no easy solve (not that successive governments have tried very hard). Regulating estate agents isn’t one of them.
When I was bidding I certainly felt at times I was bidding against myself. But of course you can never prove it because you’ve only the word of the person who’s trying to screw you to go on.
People say „well don’t keep bidding if you think that“ but it’s not always easy to give up on a house you like over €5k.
What’s also a complete scam is that the bank make you pay another one of them to „value“ the house. This is done „based on information provided by the selling agent“.i.e. he rings him up and asks what did it sell for…. Yeah that’s what I’ll lob on the form. Complete scam.
I’d love to see what the valuation would be if it had to be done completely blind and not talking to the seller or their agent.
