Evictions should be easier. It’s a bit like, if employers were not allowed to fire or layoff employees, all it will do is make it harder for workers to find new jobs because everyone would be afraid of hiring.
Rent control, a long eviction process, may sound like policies that benefit renters, but they only benefit a subset of incumbent renters while harming all other current and future renters.
Evictions *do* need to be made easier, though. Right now, in Ontario, you can have a total deadbeat tenant who stops paying rent and trashes the place, and it will take you the better part of a year to kick their ass out.
You should be able to get rid of a shit tenant quickly. I’m not sure prices would ever fall, but landlords currently bake the cost of shit tenants into your monthly rent so if your landlord has 1/50 units with a shit tenant it’s truly the rest of you that pay for that.
