The HAF & the HIF have most of the tools to encourage more YIMBY oriented urban planning, but I think realistically they’d need tens of billions of more dollars, permanent/long-term cooperation from provincial governments to enforce regulations down to municipalities as part of a full national housing strategy as well as a couple tweaks here and there to sustain all the required long-term changes to market housing and to ensure comprehensive overhauls to Canadian municipalities urban planning. (increased density, walkability, & transit oriented development, replacing single-family zoned areas with mixed-use residential/commercial neighborhoods)

      The big issue now though is that Ottawa would either need to wait until deficits go down for the optics of the program, or replace tens of billions in current spending initiatives to cover it.

      I don’t believe it. 

      If and when the shoebox condos are priced at first home buyers prices, many renters will become owners.  The supply and demand will lower the rental amount. 

      The other side of the formula is stable employment and economy and slower population growth. The federal budget have measures to work on them.

      The construction companies and developers cannot build many while the market are adjusting and releasing the vacant investment units out. It is one of the business risks.

    3. There’s ample supply of 500k sub 300 sq feet shoebox condos that need to be sold at a huge loss by the investors at closer to 100k.

      There’s two pre-con towers going up where i live with two units already being flipped for high 500ks and another for over 600k (probably more units over 700k but i didn’t check), one is sub 500 sq feet other is just under 500 sq feet, meanwhile you could buy larger (still small) units literally right accross the street for a lower price with established stratas and funded contiengency.

      investors are off the rails insane in their greed and governments refuse to punish them.
