    1. Choosing 2009 to track increase in home prices is such an odd idea. Its not like anything happened that year that would make home prices lower.

      When you read the data, it might be summed up as: it’s been bad for quite some time and getting worse over a long period, but it’s been *especially* bad and getting *especially* worse over the past ten years.

      The graph labeled Figure 7 Change in Home Price Ratios 1979-2024 tells the story: steep jump from 1985-1988 followed by gradual declines ending around 2002. Starts steadily increasing again from there (with a brief dip due to the World Financial Crisis) up to 2015 when *blammo*, it kinda takes off like a rocket, levelling off a bit just prior to the Covid crisis, and then blasting off again even more in 2021.
