Are you moving into a convent?
This looks like you’d be a licensee and not a tenant.
This is pure BS
Didn’t know Kilmainham Gaol was taking on tennants
At least one thing in this ridiculous tenancy agreement is breaking the law, notice must be given at least 24 hours in advance before entering the property I’m sure more of it is too
This seems owner occupied, which would make the person paying rent a licencee not a tenant. It means you are basically a paid guest in the house.
The content of this is obviously insane, but I think this is legal as, again, it seems to be a licencee agreement.
is this a tannacy or a licensee agreement ? because depending on what it is , it may be legal
Is this a room in a shared apartment or a sole occupancy situation? Cos like, I’d very much like to see someone breaking into my privately rented accommodation to make sure I don’t have appliances on the counter I’m renting 😭
Lol „any breaking of rules or cleaning will result in keeping of deposit“. I would enjoy testing that.
Successfully took my last landlord to the rtb exactly due to that nonsense. No landlords you are actually expected to do some maintenance before you go back to overcharging people.
Prove it real post the ad?
Which of these rules specifically is crazy? These lists get compiled due to people taking the piss. This is a licence situation not a tenancy so probably perfectly legal. If there are two or three rooms in a house being rented out then conflict and unhappiness for all other parties is gonna happen when one person doesn’t clean up, leaves their bike taking up half the hallway, leaves half the crockery on the countertop, blares music and leaves their weird mate in the gaff while they aren’t there.
The only one that is a bridge too far for me is the heating one, that is very arbitrary.
Edit: everyone down voting this comment are probably the target of such rules. Grow up lads. Just do the dishes.
And go to mass twice a day, and don’t dare hassle me for a light bulb.
Likely the owner has this as their primary residence to try to get the best of both worlds lease/licensee.
OMG!
The thought of someone in winter wrapped in a blanket watching as the clock inches round toward eight is a sad thought.
A vending machine stocked with nice sloppy lukewarm gruel would be an asset that would remove the need to cook, it would also meld in with the ambiance of the establishment.
Some points aren’t extreme, smoking for example, being a smoker myself I know how smelly it is and how can destroy soft furnishings and stain areas. Same with who’s coming and going and actually staying in the property, it can be a breach of Insurance, comfort and security for other tenants same with keys, a non tenant shouldn’t have keys to a property. The rest is basic decency which most ppl don’t understand today
That is a mentally unwell person. In a regular tenancy a lot of this is not enforceable, but I wouldn’t fancy being the guy explaining that to whoever drew this up.
This really looks like a subletting or else owner occupied apartment. I couldn’t imagine living in this type of situation.
I can understand being somewhat strict and having a set of rules to avoid licencees taking the piss, this seems overly oppressive.
Sham you’d do better in the gulag
That’s fucking ridiculous is all that is. For a grand a month too. Should lock these cunts up
I think it’s better to know this beforehand because I m currently facing this AFTER I moved in 🤦 these people are psychos for sure.
That is fully mental
That’s fucking insane.
What I find shocking is that it’s 2025 and there’s ***STILL*** no legal requirement in Ireland for a deposit to be protected in a deposit protection scheme – that’s fucking ***insane***, I can’t get my head round that. Over here, if a LL doesn’t protect your deposit, then you can take the fucker to court and you’ll get at least double the amount awarded back to you.
You can also take them to court if they refuse to return the deposit when you move out, or try to charge you for normal wear and tear.
What’s to stop a LL running off with your deposit over there….?
Insane
Yeah, big NOPE from me. I’d not have even signed the lease agreement.
Owner living there, obviously, otherwise how can he throw away the stuff left on the kitchen countertop?
Much of this looks like common sense, but some owners prefer explaining this harshly.
Be tidy, don’t slam the doors, don’t bring two bimbos and get loud all night. No, just because you rent a room doesn’t mean you can do whatever you want in your room or in the house.
Wow you’d get more freedom living at home…
Imagine having to tell a friend at 10pm „Time to go, I got to go to bed“
> Only the kettle, toaster & microwave to be kept on the kitchen countertop
Well, at least you don’t have to put the toaster in the cupboard
Fuck that
These all seem pretty reasonable for shared living.
This is an advert for a live in ghost?
I would report them to the RTB and to revenue. Sounds like it’s being run more like a hostel than a rental property. They can’t just decide you are a „licensee.“
Having loved in shared housing where people flouted basic like clean up after yourself and keep noise down between 10pm-7am I find this list to be reasonable.
Letting agency probably fed up listening to tenants complaints about other, inconsiderate tenants behaviour by the sounds of it.
Can’t believe people like this exist
Some landlords really seem to forget the basic premise that this is the tenant’s *home*.
I’ve been renting for years. Had contracts like this before too. They actually have always been pretty flexible. In my experience contracts like this indicate that they’ve had shitty tenants before and are trying to protect themselves. It’s always always worth building a good relationship with your landlord. FWIW I have 2 licencees living with me now. Charge €400 p/m rent with no deposit. This has been the biggest mistake of my life. One of them is great. The other not so much and I’ve had to give them 2 months notice. And I’m going to feel awful in 2 months when they tell me they haven’t found anything because they didn’t look but they have to go. I’m single and I need them to help cover the mortgage but fuck me I’ll just get a second job and do that for the next 19 years. It will be less of a headache.
Is that a tenant or lodger arrangement? If it’s the former then it’s easy to check by looking at the RTB register. If it not registered and is not owner occupied then it should be registered and can be reported.
If it’s really a lodger arrangement and the owner lives there then they can easily set all those conditions.
Licensees have absolutely no rights. Can be evicted at any point, your belongings are as good as theirs, they can (and usually will) come into your room and snoop through your shit. You basically belong to them. Been there – do not do it.
„Anyone seen my bike“
„Yeah lad threw it in the skip outside, thought it was rubbish“
