Of-course the developer is the good guy. I would take the guy building the homes over the guy preventing them from building the home.
While there is a grain of truth here – I think there’s a disservice by not pointing out that developers ultimately are profit driven. Developers aren’t going to build units, dense or otherwise, if the return on them building isn’t there.
While he’s right to call out land speculators, it misses the mark to not also point out that developers have been hand-in-hand with them building the kind of “shoebox” condos that are ideal for Airbnb and investment property over actual long-term homes for individuals and families.
Developers contributed to the problem – and they need to own that aspect of it, before they can really be trusted to contribute to fixing the problem.
To be clear: I’m not saying all the problems fall back on developers. They played a role, as did many others, in creating the atmosphere that drives the crisis today. And until we see some kind of change in that approach, they don’t get to have a clean slate on that.
Depends on the developer and the investor but this has to be discussed and we have to get away from these blanket regulations that hurt the good with the bad .
It almost mirrors our environmental policies in that blanket regulations with out further adjustments or reveiws end up hurting more then they save mostly just to virtue signal politics.
For example, in what world does it makes sense to tax Japanese investors that invest in merchant development the same as taxing Chinese and American investors that invest in rent farming properties.
Im not saying axe the foreign investor tax altogether , but make it work for us and not agianst us .
Fun fact , we have a mammoth amount of demand for investments in housing, letting certain foreign investors in could also very easily be used get trade concessions with country’s that we seek to increase our trade with.
His reasoning seems wildly flawed. Vancouver has massively outgrown the homes they’ve built for decades
But for some reason he doesn’t think more supply will help
