    1. >“New condo development requires presales to meet financing thresholds, part of which relies on investor-focused buyers. Closer to occupancy, sales typically shift more toward owner-occupiers.“In the absence of foreign investors, fewer projects will meet presale financing thresholds, suppressing supply delivery, which serves no one in a housing crisis as projects will not start,” the letter says.

I would have been interested in reading some *investigation* into why it is that domestic investment is proving insufficient. *I suspect that* it is in part because domestic investors are more likely to prefer units which are reasonably sufficient for their housing needs, which is to say that teeny tiny bachelor’s suites aren’t so appealing to those looking to live in them, or even to those looking to become a landlord.

There’s high demand for housing in Canada. I am *certain* that if they find the right price and value combination that housing will sell well.

People like to hate developers and people who buy new housing. Problem is that’s literally the new supply of housing. It crashing and new home completions tanking is a legitimate problem.

    3. Maybe stop focusing on highrise condos and instead focus more on infilling. Find some SFH Owners willing to sell, buy them out, tear down the buildings and replace them with 4plexes, 6plexes and lowrises.

We’ll never solve the Housing Crisis if developers keep on trying to hammer in a highrise-batchelor-condo solution to a problem resulting from that missing middle.
