    1. Because people have less disposable income.

      Those with money bought investment properties those without are paying a much higher % of their income to housing so less spending while walking downtown.

      Add to the fact we are actively discouraging alternative forms of transportation from personal car ownership in Toronto. It’s going to drive numbers down

      I am forced by my employer to spend a not insignificant amount of money and time to go back and forth to work, and they are shocked I have no money or time to spend downtown?

      Did not need data or a study to tell you that was going to be the case.
