Um das Problem des nicht registrierten Grundbesitzes an verschiedenen Standorten anzugehen, wird das 2021 verabschiedete überarbeitete Immobilienregistrierungsgesetz am 1. April vollständig umgesetzt. Zusätzlich zur bereits vorgeschriebenen Erbschaftseintragung verlangt das Gesetz nun, dass Immobilieneigentümer alle Änderungen ihrer Adresse oder ihres Namens innerhalb von zwei Jahren melden müssen. Bei Nichtbeachtung ohne triftigen Grund wird eine Geldstrafe von bis zu 50.000 Yen verhängt.

    I think this isn’t just about foreigners buying land but also about Japanese who forfieted their rights to the land because it became worthless. I saw several news about Japanese not paying their taxes or doing upkeep on their land after inheriting them only to find there’s almost no value to the land and also those who bought land during the bubble era only to find the value drop deeply.

    I have family who are dependent on this law working in order to move forward with buying their house. But how can they find and charge people who haven’t registered. Part of the problem is that they don’t know who owns the land. It might make people even more reluctant to notify the government.
