Derzeit auf dem Markt für ein Haus. Das Problem ist, dass viele Häuser schon vor einiger Zeit gebaut wurden. Und für mich ist es schwer zu sagen, ob sie strukturelle Probleme haben oder nicht.

Ich habe zum Beispiel kürzlich ein Haus aus den 60er Jahren besucht, das einen Riss in der Ecke des Vordereingangs hatte. Und ein etwas heruntergekommener Keller, aber nichts Extremes. Zumindest während eines 20-minütigen Besuchs war nicht viel anderes zu sehen.

Kann dies ein wichtiges bauliches Problem sein oder nicht, und wie kann man das wissen und im Falle älterer Häuser informiert werden?

Ich kann nicht jedes Mal, wenn ich ein Haus besuche, 2 bis 300 Euro bezahlen, damit ein Experte vage Aussagen macht.

    1. Asbestos
    2. Risk of flooding in the area
    3. Water intrusion in the walls or basement
    4. Noise any bars, Vacation houses, busy roads, airports nearby. I had to move due to a vacation house nearby before, be warned.
    5. Inner wall integrity depending on if you plan on renovating heavily
    6. Electricity conformity dont always believe the attests go look at how it is managed today
    7. Pass by a couple of times at night, random moments. Do you see yourself driving up there every day of your life. Ask the neighbours about the neighbourhood. Any bakeries, frituren in the area minor things with a big impact.

    Structural issues are very difficult to properly diagnose without being an expert in the matter.

    But this day and age, alot of information is freely available and online, bit of a deep search should give you at least an idea of the basics.

    Like….

    Diagonal cracks indicate sinking foundations.
    Vertical cracks could mean sinking foundations and/or not or badly bonded masonry (specially near corners.
    Horizontal cracks usually mean difference in expansion/contraction, like where concrete floor plate/flat roof meating brickwork.

  3. If the cracks are not everywhere and they are smaller then 5 mm, then it’s not so much an issue.

    The first issue is the roof and whether or not is has asbestos. This will jack up the renovation price a lot.

    Mold is another big no. A small spot, no panic. Huge areas and its a problem ignored a long time ago.

    What types of heating is there in use and what is the state of the installation. Plumbing and electrical circuits that are old depends on how well the installation was done.

    Location is always key. How quite is the surrounding, how many neighbours, privacy, etc. A house is what you buy, a home is what you make it ofc.

    Vertical or diagonal cracks are usually less serious. Horizontal or stair-step cracks in brickwork can indicate structural movement.

    I would look for as less basement as possible.  Ideally no basement at all.

    I was on market recently and never seen any properly done basement insulation.
