Wie ist es legal, dass eine Wohnungsorganisation oder ein Gebäude Ihnen mehr Miete in Rechnung stellen, aber Dienstleistungen wegnehmen und die Miete nicht senken kann?

Die Clowns bei mir haben aufgehört, einen Sicherheitsdienst zu patrouillieren, Diebstahl, Vandalismus und Anzeichen von Wochenendpartys sind nun an der Tagesordnung.

Sie haben unsere Miete erhöht, obwohl die Qualität der Vermietung nachgelassen hat. Das scheint nicht fair zu sein.

Auf dem Bild hat jemand Möbel gestohlen und auf unserem Platz, ja neben einer Kindertagesstätte, ein Wohnzimmer eingerichtet. Die Trümmer liegen seit mehr als einer Woche im Hof. Was auch bedeutet, dass ihnen der Ort wirklich egal ist. Kann ich irgendetwas tun?

    No one can tell you if it is ok to increase the rent or if they have to decrease rent, only way to know would be to bring it to court. There will not be a law saying removing a security guard means you have to pay less rent.

    But yea, its pretty common. In our complex people have started vandalizing walls with graffiti. The organization said „whats the problem, that makes the area more interesting“.

  3. Something like a security guard would be paid through the Nebenkosten and unless you pay those pauschal (which is very uncommon outside of furnished/serviced apartments), the NK will go down if the cost is reduced.

  4. Important is that the cops are after the motorists, that’s where the real money is made.

    I’m pretty sure Asloca can help you reduce your rent for all those nuisance and the security guard will be back in no times. Money is king, sadly.

    It depends if they raise the base rent or the ancillary cost (Nevenkosten/Charges). You can always ask for a breakdown of ancillary costs.

    This is awful…. I’m sorry I hope someone here can help you on what to do.

    I’m really glad I left Zürich, the only options were those suburbs or leave completely. There are still affordable and beautiful places in other parts of Switzerland. Can only encourage you to leave..

    And you’re complaining because folks are hanging out in a park near the buildings? Are you an American? From a place where they destroyed and removed all the places people can hang out outside their houses?

    This also tells a lot. About you. You want a better world? Stop pointing to others and request that some has to do something. You have to be that someone, you have start in your neighborhood. Yes it sucks. But if nobody does, nobody will l. So start to clean it yourself. Be the first which starts something big, a community which cares about the state and affairs of the place where they live, a tight knit neighborhood where people are not anonymous but actually care for each other. Is it Bünzli? Maybe, but it works in Portugal, Chile, Norway, and other places in the world too.

    Well, eventually Wincasa will remove the stuff and the cost for that will be passed on to the tenants. Works like that on a regular basis at the Wincasa property where some friends of mine live. Super annoying.
