
Ich suche nach Empfehlungen für den Syndikusdienst im Süden Luxemburgs.
Kennt ihr ein anständiges Unternehmen, das diese Dienstleistungen aufgrund seiner Erfahrung anbietet?
Unser aktueller Vertrag steht in ein paar Monaten zur Erneuerung an, und keiner von uns möchte ihn weiterführen, weil es keine Reaktion gibt und die Buchführung sehr fragwürdig ist.

I don’t know who your syndic is, but let me give you the best piece of advice you will receive all year. DO NOT GO WITH ALPHAGEST. They are incompetence incarnate. We had a meeting with our representative after moving into a new building because of the state of everything. The lady confirmed that each person is assigned around 50 buildings to manage, can you imagine? Of course they will fall behind or burn out. Our accounts for 2023, 2024 and 2025 are still open because they just can get shit done. Essentially my gf and I are doing their work FOR them, calling the people, organizing the experts for reparations etc etc because the poor woman can’t fucking do it. AVOID ALPHAGEST FOR THE LOVE OF GOD
As you can see, or will see in other answers, people don’t have a very good opinion of syndics.
I went through this exercise a few years ago, and here’s what I understood.
There are two types of syndicates: small entrepreneurs, who take care of fewer than 30 buildings, and large companies where quantity matters, which have a 24/7 help desk and one administrator for every 50 buildings. These companies are also real estate companies at the same time.
An interesting aspect is the age of the building you live in.
It goes without saying: the newer the building, the less a syndic has to do. Large companies prefer new buildings because only the accounting and administrative aspects matter. It is more difficult to find technical personnel. In any case, everything is subcontracted to utility companies.
Try to find the smallest company and one close to you, not on the other side of the country.
The administrative and organizational aspects are important, but so are the accounting and technical aspects if your building is not newly constructed.

Full disclosure: Small „Copropriété“ of just 4 units without much „partie communes“ so all small problems are handled by the owners themselves, syndic just required for bigger stuff.
