Hi there,
The first bill is for the LANDLORD. It however contains 2561 EUR of costs, that they are legally allowed to pass on to you as the tenant. It was provided to you as a way to evidence the type of costs and their amounts.
The second bill is for you as the tenant – it lists on the left the total you need to pay – 2561 + the land tax + the maintenance of the gas boiler – as well as your payments in advance on the right.
It is the amount written next to „Nachzahlung“: 743,52 EUR. It is the difference between the amount due (3023,52 EUR) and the sum of all prepayments made (2280 EUR).

The first bill is from 01.01.2024 till 31.12.2024, the second (yours) is from 01.06.2024 till 31.12.2024, but shows payments from January to December. When did you move in? Either way the landlord should correct the dates.
I don’t know what Minolabrechnung is, but (like all the positions of the bill) you can ask your landlord what it is and to see the receipt.
1. The first big part are costs for your heating (oil). There shall be another bill for particularly that (Kosten lt. Beleg), but it is most likely correct (even cheap I would say)
2. The costs for water (Wasser) is rather high. Looks as if somebody in your house (not necessarily in your flat!) is consuming a lot. Anyhow, I again guess that the values have been taken correctly and it is lawful to calculate it based on persons rather than consumption per flat.
3. TV-Cable (Kabelgebűhren) shall be roughly the half. As others already said, the inclusion in Nebenkosten was declared unlawful in the middle of 2024 and shall therefore appear with half of the value in “Nicht umlagefähige Kosten” (costs not to be billed to renters, safe to ignore for you)
Despite the latter one, the calculation appears correct. You owe the landlord 743,52€ as your monthly prepayments did not cover the actual costs, unless you want to fight for ~50€ of TV cable surcharge.
