The laws can change any minute (they went from 3% to 12% taxes without any grace period for those who had signed the contract when it was still 3%), if you are unlucky you are not granted permission and have to sell again (it’s the military who decides to grant the permission of purchase, and there are cases where they declined unexpectedly for stupid reasons); next year somebody builds a building right into your promised „seaside view“, higher than normally allowed (because it’s a well-connected person who can get an exception). I’m not even talking about the issues that can arise if you don’t properly check the title deeds, if your advocate is not working properly, either out of lazyness or vested interests; Issues with builders who go bankrupt or do not fulfil their contract, knowing that you as a foreigner are in a weaker position in the legal system and many more issues.
